Chinese Drywall Inspection and Testing

By Chinese Drywall Inspection

12/27/2010 Why should I get a Chinese Drywall Inspection? Not knowing the status of your home may cost you big money, not to mention potential safety and health hazards.
In addition to safety and health hazards, important reasons to test include:

  • Property tax relief of 75% or greater
  • Lender relief on FHA backed mortgages
  • Insurance claims
  • IRS tax deductions
  • Documentation for assisting attorney
  • If you are buying or selling a home
  • Renting a home
  • Lenders establishing knowledge of contamination status for liability and valuation reasons

Chinese drywall is likely to be the largest product liability issue the construction industry has ever seen. Defective drywall has been conclusively linked, by the Consumer Products Safety Commission, to drastically accelerated corrosion. This toxic drywall emits a gas that combines with latent humidity in the air to create a highly corrosive indoor environment.

The copper coolant line shown to the left is normal and does not show the corrosive sign of Chinese drywall. Selling your home? Sell quicker and for more money by ordering our XRF Chinese drywall test. If the home is found defective drywall free, a transferable warranty will be available certifying defective drywall free.

A blackened suction line to the air handler is a classic visual sign of Chinese drywall. If you are experiencing health issues reportedly associated with defective drywall the CPSC recommends consulting with your physician as soon as possible. Contact your insurance company and homebuilder to report your concerns and test all fire alarms in case of low voltage wire corrosion.

Blackened copper in air conditioning coils is another visual sign of defective drywall. Call for a professional inspection to establish fact of contamination. This is important to help your attorney protect your legal interests, provides proof to your insurance company for possible court ordered coverage and for eligible IRS tax deductions.

A study containing 41 homes complaining of symptoms of defective drywall was commissioned by the CSPC. The study found by using hand-held x-ray fluorescence (XRF) and Fourier Transform Infrared (FTIR) instruments, they were able to detect markers that could identify Chinese-made dry wall at a sheet-by-sheet level. It is estimated 550 million pounds of drywall were imported from China in 2006 alone.
