By MDesign Kitchen & Bath Remodeling
02/19/2013 It’s not always easy to sell an older home in Tampa. Kitchens are one
of the most recommended things to upgrade and so remodeling your Tampa
kitchen is something that you might want to do to give your real estate
listing a competitive edge. Your kitchen is considered the centerpiece
and the ‘hub’ of a home and is something that most people look at as a
primary selling feature or lack thereof when looking at homes for sale.
Spending
a few thousand dollars on sprucing up (or a bit more if you are gutting
and totally redoing) the kitchen could bring up the value of the home
considerably, giving you great return on your investment. It could help
you sell sooner, too. Today’s kitchen designs can also make a small
area much more usable, increasing the potential of interest in your home
if the kitchen is a small one.
When considering remodeling your kitchen, areas to consider include
the kitchen cabinets, adding an island, and redoing your floors.
Lighting, backsplash, and other finishing touches make a big difference,
too!
Here are some tips:
- Consider your finishing touches carefully. Too modern or too country looking could limit your buyers. People may not want to buy something too extremely different from their taste because they will know it’s not practical to rip it out to replace it when it has just been done. Look for neutral designs when you’re remodeling before planning to sell a home.
- When considering the cabinet finish and even the hardware, consider the look and feel of the rest of the home, particularly if the home has an open concept feel to it. This can make a big difference to the overall feel of a house. Tying the kitchen together with the other rooms is more important in an open concept.
- Is your bathroom dated or in rough shape as well? This is an area in addition to kitchen remodeling that could help you boost the perceived value of your home. Consider keeping it in a similar category, finish wise, to the kitchen.
- Have a big basement in the home? You could up the earning potential by making it an income property with a kitchen and bathroom. Smaller and less expensive kitchens can be installed, thereby increasing the value proposition of the home.
Whether you’re thinking about selling now or want to upgrade the kitchen through remodeling so that you can enjoy the updated kitchen now and then get increased value if selling a few years down the road, it could be very helpful to meet with a kitchen designer who could help you see what possibilities there are for your existing kitchen. It could quickly be transformed into showroom quality that you’ll enjoy for cooking, entertaining, and for leveraging as the hub of your home.
